The property sits within a private estate just 5 minutes by car from San Gimignano — reachable on foot in around 30 minutes along a path winding through the Vernaccia vineyards — with Florence Airport approximately 55 minutes away and Pisa Airport around 1 hour 30 minutes by car.
The towers of San Gimignano — all 14 of them still standing, the skyline of a medieval city-state preserved in amber since the 13th century — are visible from the villa's garden, terraces, and upper-floor rooms, a constant reminder of where you are. San Gimignano itself, a UNESCO World Heritage Site, rewards an evening as much as an afternoon: the crowds thin after the day-trippers leave, the light turns golden on the stone, and the wine bars begin to fill. Siena is 40 minutes to the south, its vast shell-shaped Piazza del Campo and the zebra-striped Duomo worth a full day; Volterra, older still and wilder in character, with its Etruscan walls and alabaster workshops, lies around 40 minutes to the west. Florence is under an hour to the north, and the vineyards of Chianti — producing some of Italy's most celebrated reds — begin almost at the garden gate, with wine tours, truffle hunts, and cooking classes among the experiences that can be arranged.
The villa was restored using materials of exceptional quality: ancient handmade terracotta floors run throughout, bathrooms are finished entirely in travertine, and the kitchen is fitted with Carrara marble Calacatta worktops alongside a double temperature-controlled wine rack, professional induction hob, and a full suite of appliances. The ground floor is arranged around this kitchen, which opens to a dining area and a comfortable living room, with 2 bedrooms — each with private bathroom — on the same level. The 3 first-floor bedrooms, each with ensuite bathroom, look directly across the countryside towards the towers of San Gimignano. The owners are present throughout guests' stays and are available to assist with recommendations and arrangements, with their quarters accessed separately to ensure privacy.
The four-sided 16x6-metre infinity pool is built entirely from prized local Cardoso stone and fitted with an integrated spa whirlpool; it is open from 30 March to 30 October. Adjacent to the pool stands the 110-square-metre dépendance, built around a solid cedar dining table fashioned from a single tree over 100 years old — the natural gathering point for al fresco dinners and cooking classes with visiting chefs. The outdoor kitchen is fully equipped with induction hob, brick barbecue, ice machine, dishwasher, and refrigerator, with a bar area and a second lounge with sofas at the far end, looking out across the hills. A covered play area with table tennis and foosball sits nearby. Sheltered parking is available within the property. Private chef dinners, wine tastings with local sommeliers, city and wine tours with private drivers, and airport transfers can all be arranged.
