The villa sits just a few kilometres from Castiglione della Pescaia, reachable in 5 minutes by car for all necessary amenities. The nearest village on foot is Le Rocchette, where local restaurants serve the catch of the day. Grosseto's medieval walls and historic centre lie 30 minutes away, whilst Livorno and Siena are both approximately 90 minutes by car. The Maremma Regional Nature Park is around an hour's drive, and Florence can be reached in approximately 2 hours. Nearby seaside resorts including Follonica, Punta Ala, Principina, and Marina di Grosseto offer additional coastal excursions, and Elba Island—best known as the site of Napoleon's exile—makes for a memorable day trip by ferry.

The property is bordered by low wooden fencing typical of the area, marking the boundary rather than enclosing it entirely.
