A 17th-century frescoed residence set at the foot of the Etruscan hill town of Cortona, Villa Il Castagno accommodates up to 18 guests across 9 bedrooms, with views stretching across the Val di Chiana and the gentle hills of southern Tuscany. The property lies approximately 10 minutes from Cortona by car, 1 hour 30 minutes from Florence Peretola Airport, and 45 minutes from Perugia San Francesco d'Assisi Airport.
From this quietly positioned estate, the medieval streets of Cortona—where Frances Mayes set Under the Tuscan Sun—climb steeply upward just a few minutes' drive away, their stone palazzi and intimate piazzas rewarding an evening passeggiata with aperitivo views across the valley. The wine towns of Montepulciano and Montalcino lie within easy reach for tastings of Vino Nobile and Brunello, whilst Pienza's Renaissance perfection and the thermal springs of Bagno Vignoni make for memorable day excursions; Lake Trasimeno, its shores dotted with fishing villages, offers a change of scene in barely 20 minutes, and the artistic treasures of Arezzo, Perugia, and Assisi are all comfortably accessible.
The villa spans over 1,000 square metres and retains the quiet grandeur of its origins, with original frescoes, decorated vaulted ceilings, and antique terracotta floors throughout. An imposing living room on the ground floor features painted walls and an antique billiard table, whilst a second sitting room and formal dining area accommodate the full party; the fully equipped kitchen includes a breakfast bar and direct garden access, and an internal sandstone staircase leads to the frescoed reception rooms of the first floor, where princes and presidents—including Italy's seventh president, Sandro Pertini—once gathered for gala suppers. Air conditioning ensures comfort throughout, and the property is accessible for guests with mobility requirements on the ground floor.
The villa stands within a fully enclosed park of approximately 6,000 square metres, planted with centuries-old trees, potted lemon trees, and borders of flowering oleander along the tree-lined entrance drive. A swimming pool measuring 15 by 5 metres—open from May 1 through October 15—is set within the lawns and furnished with sunbeds and umbrellas, whilst a stone-columned gazebo with marble tables provides a shaded setting for alfresco dining; a wood-fired oven and barbecue stand ready for outdoor cooking, and a private chapel, olive grove, vegetable garden, and ornamental fountain complete the grounds. Parking is provided at the entrance to the property. Daily housekeeping, pool maintenance, and weekly linen changes are included, and a private chef, cooking classes, wine tours, and guided excursions can be arranged.
