On the western shore of Lake Como, accessible only by a five-minute boat crossing, Villa Cassinella occupies 30,000 square metres of immaculate gardens that descend through towering cypress trees and manicured lawns to the water's edge. This is Lake Como at its most rarefied: an estate comprising multiple buildings, a heated infinity pool, floodlit tennis court, private cinema, and gymnasium, all staffed by a resident team that includes housekeepers, butlers, boat crew, gardeners, and two private chefs. The arrival by boat—past the lakeside villas of Lenno and Tremezzo, with the Alpine peaks rising beyond—sets the tone for what follows.

The estate sits twenty kilometres north of Como, near Lenno, with Bellagio a short crossing away and the celebrated gardens of Villa Balbianello and Villa Carlotta within easy reach by the property's own wooden boat. Milan Malpensa and Milan Linate airports are each approximately one hour by car, with helicopter transfers available to a nearby landing site and water taxi service from Como or Cernobbio taking thirty minutes. Boat tours can be arranged, as well as Riva hire, water skiing, kayaking, guided hikes, electric bike excursions, golf, and visits to the lake's historic villas and gardens.

The main villa centres on a grand entrance hall with antique Siena marble flooring and an ornamental staircase. A drawing room with open fireplace provides the heart of the house, whilst the dining room accommodates up to twenty guests around a traditional wooden table. Multiple dining options extend outdoors: a covered lakefront terrace, a secluded terracotta courtyard for breakfast, and a patio with outdoor cooking facilities. The first floor holds four suites—including the fifty-square-metre master suite with lake-facing balcony and separate study—whilst the second floor offers two additional suites, one configured as a family suite with interconnecting single bedroom. Original features throughout include terracotta floor tiles, antique wooden beam ceilings, and marble bathrooms. All bedrooms have independent climate control and access to the Kaleidescape entertainment system.

The annex, an eight-minute stroll through the gardens, provides independent accommodation with its own living room, kitchen, and two ensuite bedrooms—one with panoramic lake views from a private balcony, the other overlooking the boathouse towards the mountains. The Pool House, adjacent to the main villa, contains a fully equipped TechnoGym fitness studio and private cinema with bar. Beyond, the heated infinity pool stretches twelve metres across teak decking, with loungers positioned at both ends for sunbathing. The floodlit tennis court lies a short walk further into the grounds; racquets, balls, and coaching are available. Kayaks and paddleboards are provided for guests, whilst water skiing and other lake sports can be arranged, subject to conditions.
