A contemporary waterfront villa on the western shore of Lake Como, converted from a former boatyard and renovated in 2017 into a 1,900-square-metre property for up to 16 guests across 8 suites. The villa sits at the centre of the triangle formed by the lake's 3 branches, placed between Bellagio, Menaggio — around a 20-minute walk — and Varenna. Milan Malpensa, Milan Linate, and Lugano airports are the nearest international gateways.
From this position on the western shore, the full range of the lake is within reach: Bellagio, where the branches divide, can be crossed to by boat in minutes, whilst the gardens of Villa Carlotta at Tremezzo and the celebrated estate of Villa Balbianello at Lenno lie along the same stretch of shore. Como, with its cathedral and lakeside promenade, is around an hour by car, as is Milan — making the villa a practical base for those wishing to combine days on the lake with time in the city. The private docking space allows boat excursions to be arranged directly from the property, giving access to the villages, gardens, and restaurants along both shores without relying on the road.
The interior is arranged across 3 floors and makes deliberate use of its industrial origins, combining large-format windows with contemporary furniture and carefully selected artworks throughout. At lake level, the living and dining spaces open onto the water through floor-to-ceiling glass, with the kitchen and bar — managed entirely by the resident staff — at the heart of this floor. A library, wine cellar, office, and billiards room extend the range of spaces available to guests across the upper levels. A spa and high-spec gym complete the facilities. The villa is fully staffed, with meals and all kitchen operations handled by the in-house team; between meals, guests have access to a coffee machine, kettle, toaster, microwave, and fridge-freezer for independent use.
Outdoors, the lakeside heated pool and heated hot tub sit directly on the water, with a decked terrace extending around them and multiple seating and dining areas arranged across 3 large lake-view terraces. A fire pit adds a further gathering point for evenings, and the private dock provides direct access to the lake for boat departures and arrivals.
